Guilford Connecticut Real Estate Market Update

Quality of life makes Guilford a great place to live with lots of opportunities for community and outdoor activity. Marinas and two public beaches, Jacob’s Beach on Long Island Sound and Quonnipaug Beach on Quonnipaug Lake, offer swimming, fishingnikki_travaglino11 and boating. A state park offers hiking and wildlife observation. Public playing fields and playgrounds provide ample space for a variety of sports. Guilford is also home to the Audubon Salt Meadow Sanctuary, 200 acres of tidal wetlands.
The historic Guilford Green is often the gathering place from walking the dog to playing Frisbee not to mention all of the planned community events.  You can stroll the shops, get a bite to eat and watch a free concert of Shakespeare, enjoy the Strawberry Festival or how about the annual Guilford Handcraft Festival attended by artists throughout New England.  In fact, Guilford boasts the third largest collection of historic homes in all of New England. Many are public museums. Guilford also has a handsome tree-lined town green, which is Connecticut’s largest. Increased levels of inventory, longer days on market and real estate sales price declines are the norm nationally and Guilford has felt its fair share.  For the first 9 months of 2008 inventory levels are up with the total number of sales down 25%, days on market increased 11% to 150 days, sales prices down 12.6% to a median of $418,500.  Buyers are extremely knowledgeable with the wealth of information the internet provides and they are buying the property with the best value for their money.  The recent interest rate cuts have given an incentive for buyers “on the fence” and open houses are well attended.  If a seller prices their home accordingly, it will sell.  Even in a recession people need a place to live.
