Here is a quick snapshot of the Weston Connecticut real estate market:

There are currently 146 homes on the market in Weston. The “days on market” extend from 0-790 days. The average “days on market” is 139, and the median is 88 days on market. The average days on market is slightly higher than what would be consider a balanced market.

Listing prices range from a low of $250,000 on Steep Hill Road, to a high of $3,900,000 for a riverfront property on Saugatuck River Road. The average listing price is $1,283,228 and the median $1,049,500.

Of the 146 properties available, there are 9 “bindered” properties. These are homes that have an agreement between the buyer and seller, but no contract yet. The interesting fact about this is that the low bindered property is $369,000 on High Noon Road and the two high listings (bindered) are $899,000, on Tall Pines Drive and Beaverbrook Road. So, you could safely say that the homes that are selling in Weston are in the low and middle range in Weston.

Overall, there continues to be severe pressure on pricing and generally, it is better to be a buyer in Weston than a seller. In evaluating a listing price, consider past sales but also balance current inventory and how that stacks up on a comparable level with your home. Otherwise, your listing will be certain to languish on the market.
