Wilton Connecticut Real Estate Update

As of 11/30/08- 153 closings on MLS, median sale is $862,500, average $1,079,012.
That’s down 27.5% in units, down 4.2% in median and 1.9% lower on average from 2007.

Inventory is down to 151 as of 12/1/08, average price of $1,322,397. 13 new to the market listings (coming on to the market for first time or at least a six month period since previous listing).

Four houses sold to date in December, 4 pending sales (but at least 2 will be January sales). Couple of bindered sales may close quickly and a couple of others have not been recorded.

On the other hand, most surrounding towns have had a harder statistical year. Only Weston has a smaller drop in percentage unit sales and only Fairfield and Westport (which is actually nominally ahead of last year) have better performance on median sales drop.

However, Wilton unit sales will be more than 50% below 2005 units and are expected to be $190,000,000 below that year (high point in dollar volume).

This is based on CMLS sales only. There were some significant off-market sales.
